What Are 1031 Exchanges?

What Properties Can Qualify?
Any real property can qualify for tax-deferral treatment as long as it is held for productive use in business, trade or for an investment.  Qualifying properties include:

How Does It Work?

In order to receive the full benefit of the tax-deferral treatment, all of the net exchange proceeds, as well as the same or greater debt value that was held in the relinquished property(ies), must be moved into the replacement property(ies).  Investors are effectively exchanging both their debt and equity positions.
